Madaster is a digital platform for circular real estate and infrastructure, focused on recording the materials and products used in buildings and other constructed assets. Based in Amsterdam, Netherlands, the company presents itself as a “cadastre for materials,” meaning it creates a registry that gives building components an identity and a documented future use. The platform is used to support circular construction by making it easier to trace what materials are present, assess whether they can be reused, and estimate their environmental and financial value.
Its methodology is data-driven. Users can upload BIM or Excel files, which Madaster then enriches with information from more than 100 verified Environmental Product Declaration databases. The platform produces material passports, circularity indicators, embodied carbon estimates, and residual value calculations at material, building, and portfolio level. It also generates compliance reports aligned with frameworks such as EU Taxonomy and ESG requirements. In practice, this helps owners, contractors, manufacturers, engineers, architects, and public institutions document material flows and make design, maintenance, and reuse decisions based on structured information rather than estimates.
Madaster’s stated goals are to reduce waste and carbon emissions in the built environment, improve transparency over materials, and support regulatory compliance. Publicly available information shows that the platform is already used by more than 600 organizations across Europe and the UK, and it is positioned as part of a broader ecosystem that includes the Madaster Foundation, which promotes standards and passport concepts for materials and construction objects.
The project is led from Amsterdam and operates internationally through national versions, including Belgium and Switzerland.
