Das Neue Gartenfeld is a large urban redevelopment project in Berlin-Spandau, on the former industrial site of Insel Gartenfeld in the Siemensstadt district. The area sits between the Berlin-Spandau Shipping Canal and the Old Berlin-Spandau Shipping Canal, making it a physically enclosed site with strong redevelopment potential. Berlin’s planning authorities describe it as one of the city’s key inner-city land reserves, with a new district planned around housing, employment, education and local services.
The project is being developed as a mixed-use neighbourhood rather than a single housing estate. Current plans foresee around 3,700 apartments and about 600 commercial units, alongside schools, childcare facilities, retail, and leisure and cultural spaces. Other sources indicate that the broader development could ultimately accommodate more than 10,000 residents. The first residents are expected to move in from 2027, while completion of the full quarter is currently planned for 2031.
A central element of the project is infrastructure for a growing population. HOWOGE is planning a new community school for 1,326 pupils in the quarter, built according to Berlin’s new compartment model, which is intended to support more flexible and contemporary teaching. The school is designed to serve primary and secondary levels, reflecting the need to create school places at the same pace as housing.
Sustainability is another defining feature. GASAG Solution Plus and Engie Deutschland are responsible for the district’s energy supply, using waste heat from a data centre. The project also includes fibre-optic infrastructure. Ground was officially broken in April 2024 for the first construction phases.
The development brings together public authorities, municipal housing companies, and private project partners, including the Berlin Senate, the district of Spandau, HOWOGE, Gewobag, UTB Projektmanagement, MBN, and other delivery partners.
